Distribution Center Facility Maintenance Senior Manager (Franklin, KY)

Overall Job Summary This position is responsible for acting as the leader of the Facility Maintenance Team at a TSC distribution center, the Facility Maintenance Manager will manage and supervise the planning, development and execution of the preventive maintenance program for the distribution center’s mobile material handling vehicles, package conveyor system, the building and it’s supporting mechanical, electrical, and other equipment and systems. The FMM will be responsible for developing and executing a comprehensive maintenance program covering preventive and routine maintenance of all the DC’s equipment and systems, excluding the Information Systems hardware and software. Essential Duties and Responsibilities (Min 5%) Supervise the daily activities and maintain the performance of all facility maintenance and housekeeping workers and maintenance helpers. Ensure standardization of the maintenance practices, positions, and records. Develop and monitor adherence to standard maintenance procedures and schedules. Monitor the performance of all assigned equipment and systems and conduct a variety of maintenance services to ensure the availability and performance of the equipment and building systems. Maintain local spare parts, tools and equipment, purchase replacement parts and components as needed, and maintain sufficient local knowledge of operations to ensure the efficient and effective operation of the facility and systems. Develop and conduct formal evaluations to meet the prescribed schedule of maintenance review. Develop and document costs and justification to ensure the validity of replacement parts inventories, purchases, and capital expenditures. Prepare and present maintenance analyses of proposed changes to DC operations, material handling systems, layouts, and equipment, and then develop appropriate adjustments to maintenance programs and budgets. Update and maintain all spare parts and replacement schedules when new equipment or systems are installed. Create and maintain a prioritized list and implementation schedule for all maintenance and housekeeping activities and general services in concert with the facility Operations Management plan. Participate in facility operations meetings and management reviews to coordinate operations with maintenance activities. Develop and propose changes to the annual capital and operating expense budget allocations to support the maintenance of the facility equipment and systems. Develop emergency procedures and identify “essential” maintenance personnel ready to assist in emergencies, including equipment failures, weather-related actions, mission-critical activities and security incidents. Track and maintain certificates of occupancy, occupant safety, and compliance (i.e. HVAC, fire, elevator, OSHA), in accord with all relevant state, local, and federal codes and regulations relating to the building and its equipment and systems. Required Qualifications Experience: 5 years of full-time experience in facilities and equipment maintenance management is required. Experience with modern powered conveyor systems, fork truck equipment, and computer-based maintenance systems is preferred. Education: Bachelor’s degree is preferred. Minimum qualifications include a high school diploma with a technical school certificate or higher education, preferably in facility maintenance or related areas; any suitable combination of education and experience will be considered. Professional Certifications: Preferred knowledge, skills or abilities Demonstrated expertise in facility maintenance management, staff supervision, budgeting, and maintenance training, with proven success in maintaining mobile material handling vehicles (fork trucks), powered conveyor and sortation systems, storage racks and fixtures, and various building systems including electrical, HVAC, plumbing, fire safety, and related equipment is required. Demonstrated knowledge and understanding of advanced equipment maintenance tracking software applications, safety standards programs, and formal building maintenance programs. Direct experience leading and managing a comprehensive maintenance program. Ability and proficiency with cost/benefit analysis and capital expenditure justification. Detailed knowledge and demonstrated skills in general plumbing, electrical, HVAC, building maintenance (i.e. carpentry, painting, masonry), fork truck and conveying equipment maintenance, life safety systems, and other general trades, including electrical and motor circuitry, machine repair and installation, building automation and systems, plumbing and piping, water treatment systems, hydraulics, workplace ergonomics and safety.
